Eventually, Good Karma could sell the signal for upwards of $50 million when the lease is up on August 31, 2024. The company owns various ESPN Radio markets after acquiring them in 2021 and is expected to save $12.5 million with the ESPN NY change. The station that carries programs like The Michael Kay Show, DiPietro & Rothenberg as well as games from the Knicks and Rangers, will be AM radio only in addition to digital properties, according to Good Karma Brand. “I can only tell you one thing with incredible sincerity: It will be well worth the wait.In a major sports media move that could be foreshadowing for the company’s future, ESPN New York will no longer broadcast on 98.7 FM at the end of next summer. “We have all kinds of different conversations going on,” he added. “We are also unable to make a commitment now as to whether it’s going to go for a hotel use or an office use or whatever,” he said on an earnings call. But in August, Roth again told investors he couldn’t yet commit to a teardown or renovation. The building is currently clad in construction netting. The on-again, off-again plans have also included renovating the property or connecting it to the company’s 1.1-million-square-foot office-and-retail property Manhattan Mall, which counts JC Penny and advertising giant FCB Global as tenants and sits on the other side of the block facing Sixth Avenue. But back in 2014, Roth said the numbers didn’t work out. Vornado still has approvals in place for that project and has been approached in recent years by other interested tenants. The centerpiece of the plan, at least so far, is “Plaza 33,” an outdoor space at the base of One and Two Penn Plaza.ĭuring the financial crisis, however, Merrill Lynch was purchased by Bank of America, and plans for a new headquarters were shelved. Last year, Vornado hired the global architecture firm Snøhetta - the company behind the public plazas in Times Square and the 9/11 Memorial and Museum - to design a master plan for the district. Below ground, the company upgraded some of the food options on the Long Island Rail Road concourse of Penn Station, kicking out fast food joints like KFC and Pizza Hut in favor of Duane Reade and Pret a Manger.Īnd in January, an 8,000-square-foot, celebrity-chef food court dubbed “The Pennsy” opened at the base of Two Penn in a portion of the space left vacant when retail tenant Borders shuttered five years ago. ![]() “So there lots of different ideas that we have.” Vornado has already started improving the amenities in and around the buildings. ![]() “The population of those buildings that will be coursing through this space is also enormous and we can put food offerings, and even delivery of food, into the complexes,” Roth said. “They’re at a basis where they can really spend,” he said. ![]() If the REIT can push rents up, say, $20 or $30 per square foot, it stands to gain hundreds of millions of dollars annually in the neighborhood, executives believe.Īlex Goldfarb, a REIT analyst who covers Vornado for investment banking firm Sandler O’Neill, said because Vornado bought several of its buildings a while ago at such a low cost basis, it can comfortably shell out a significant amount of cash to upgrade its properties. But Vornado executives have said on earnings calls that upgrading the buildings and the surrounding streetscapes should allow them to jack up rents to rates approaching $90 a square foot, roughly the same as Hudson Yards. Rents in the Penn Plaza office submarket currently average about $55 per square foot. All told, it’s about on par with the Related Companies’ Hudson Yards, the World Trade Center site and Tishman Speyer’s Rockefeller Center. ![]() The portfolio is one of the largest concentrations of office space owned by one landlord in the city. The cribs are typically built from large treated timbers, then placed every 10 feet or so on the lake bottom and filled with large rocks. The “crib” part refers to the support structures that hold the dock to the lake bottom. Rolling docks that have wheels can make this even easier.Ĭrib docks are typically designed and installed by professionals, and they are the most permanent and expensive type of docks. Many can be removed and installed (after the initial setup, of course) in a matter of hours, making them ideal for freezing climates where ice damage to the dock’s legs is a possibility. They can be surprisingly easy to install and remove, especially units made from aluminum or a combination of aluminum and plastic or wood decking material. ![]() Post docks are very popular, and they offer stability and a sense of permanence that floating docks just don’t have. The “feet” of the leg supports actually sit directly on the lake bottom, making the dock semi-permanent. Post docks use stanchions, or leg-support assemblies, placed about every 10 feet along the dock to support it. They’re not tippy, but the feeling of stability that a post or crib dock offers is just not there. Many people can be intimidated by walking on floating docks, because they move with every wave and footstep. The drawback to a floating dock is its relative lack of stability. If your lake will freeze in winter, a floating dock is typically easy to remove and store, which avoids potential ice damage. It may be the most versatile type of dock, because it’s easy to buy, install and configure, and it will rise and fall with the lake level. The next thing you’ll want to consider is what type of dock is best for your situation:Ī floating dock is anchored to your shoreline and the lake bottom and supported by pontoons or flotation units. Talk to local dock builders as well, because they will be the most experienced at building docks that can be moved readily. Check out how their docks operate when the lake depth changes. If you don’t know what’s typical at your lake, talk to your cabin neighbors who have docks. In these cases, a floating dock may be your only option, or you may need a dock that you actually move in (up the shoreline) and out, according to the lake depth. If your lake varies dramatically in depth over time, your dock project may take on a whole new dimension you’ll need a dock that you can continually adjust for the varying depths. Keep in mind that many lakes are drawn down and refilled from time to time, depending on the season and local water needs. Measuring the correct depth with accuracy will be the toughest task. ![]() If the depth varies by only a couple of feet from the shoreline to where the end of the dock will be, that’s OK too – most kit docks will have enough built-in adjustability to accommodate this.īut if your lake bottom is rocky and varies more than a couple feet in depth from the shoreline out to where the end of the dock will be, you’ll likely need some expert help. The general rule for lake bottoms: If it’s sandy and flat, you’ll have little trouble. Typically, the configuration of the lake’s bottom combined with your shoreline layout will dictate whether you’ll need help with the design, layout and installation of your dock. ![]() You may have the background and fortitude to build your own dock, but other limitations might put the brakes on your homebuilt project. See also Choosing the Best Dock For the Cabin The up-front costs will be much higher than buying materials and building it yourself, but think of the benefits: Your dock will be built right and last for many years, and those weekends you’d have to spend measuring, hammering and drilling can be spent on other things. These do-it-yourself kits, which simply assemble at the shoreline and almost drop into place, are becoming more popular.īut if you can’t get up to camp for more than a day or two at a time, and/or you’re not one to tackle a major job, consider hiring a professional to design and build your dock. If you have Bob Vila-worthy skills, plenty of time, and an amenable shoreline and water depth, a “kit” dock is a great budget-friendly option. When you’re choosing what route to take in planning a new dock, it’s best to take stock of your situation and your skills. ![]() How you decide to upgrade depends on how handy you are, what type of shoreline and lake bottom you’re faced with, and your budget. Whether your dock is a total wreck or it’s just not your style, there are several resources to help you replace it, from parts, to complete building plans, to folks who will help you design and build your own and even construct it on-site.ĭocks range from very simple structures that may cost a couple thousand bucks to extremely complex systems that cost several thousand. Absolutely not. Now, again, let’s look at this for what it is. I don’t have any bad things to say about the actual lever itself, cocking the hammer, resetting the trigger, all of that works great. But it’s not smooth as butter if that’s whar you were expecting. There’s a loud audible click once your chamber comes back into battery. Now the actual mechanics of the lever are not very smooth. I didn’t have any issues with that, it still ergonomically feels good to hold in your hand. Now a lot of Rossi’s R92 lever guns do sit off of the frame.īut this one seems like it sits a little further off. This one sits off about just a hair under an inch off of the frame. ![]() This one sits a bit further from the gun, whereas most lever actions come up a little closer to the gun. The lever gives you that cowboy, I’m-going-to-go-ride-a-horse-with-John-Wayne feeling. Now to talk about the lever action because after all, that’s what makes this rifle unique is the fact that it’s a lever action rifle. That’s my opinion on it, some people might love it and that’s perfectly fine if you love the Rossi safety.īut I feel like it’s unnecessary given the fact that this is a single-action rifle. I just don’t understand why Rossi felt the need to do that on this gun.īut nonetheless, here we are. It took a good little bit of fumbling around with this thing for about a good week, shooting a couple hundred rounds through it to get used to it.īecause I’m so used to the Browning BL22 and its lack of safety. So that was something I really had to get used to on this gun. The fact that you can’t open the lever when it’s on safe, meaning you can’t put it on fire and it still remain on safe, is rather annoying. If this gun is on safe you cannot open the action with the lever. So it’s there, it works, it functions, but it’s terrible.īut since it has a safety let me talk about actually using it for the people who do like the safety. I hate that that category even exists in this post, but here we are. I really don’t like that they included a safety on a lever-action rifle. I often leave this thing on fire constantly and treat it like it didn’t have a safety. I understand why Rossi put it there, because that’s mechanically the only real place to put it. The safety is directly above the trigger and if you’re going to use a safety on a lever gun it definitely shouldn’t be there. Two, what makes it even worse is where they put the safety. So I’m really unsure why they felt the need to include the safety but here it is. Since this is not double action rifle and only single action it’s not like you can pull the trigger and cause the hammer to cock. One, I don’t want a safety on a lever-action gun. However, that’s not the only reason I don’t like it. Most lever-action rifles don’t have a safety and the fact that Rossi added one on this takes away from the true cowboy feel of this gun. This is one thing I don’t like about the Rossi Rio Bravo. Let’s talk about using the actual components of the gun. The stock and handguard don’t add a whole lot to the actual weight of the gun. 22, I don’t expect it to have a lot of weight and I think the action itself and the fire control group are actually the bulk of the weight on this gun. Price Check: Brownells | Grab-A-Gun | | Palmetto State Armory | Sportsman’s Warehouse Let us really get into the Rossi Rio Bravo, because I think for anybody who wants to get their start into the lever gun world, this could be a very affordable way to dip your foot into the lever-action game. But I will probably explore some Marlins and Henry rifles. With that said, for the price it’s not a bad lever gun.Įspecially if you’re just dipping your feet into the lever-gun world. The MSRP alone comes in at $355, and these can be found for even less than that. One of the main things you can tell on this gun is that it’s not a top-tier lever action rifle and I don’t think you can expect it to be. One of the ways that Rossi is able to get the cost of this down is these guns are made in Brazil and imported into the U.S. It’s not very tactical, but this one does have a tactical flair, the all-black receiver, polymer components made it a very good plinking gun. Of course, they do market to a very specific set of customers. It’s an interesting little gun in that most lever-action guns are quite expensive. In my opinion it’s one of the best 22LR lever action rifles available at this price point. This rifle is extremely affordable and it has a nice, overall aesthetic. The Rossi Rio Bravo is a nice, affordable. ![]() ![]() Another all-round talent, Loader has a tonne of traits that make him quite the attacker at a young age and can also play pretty much anywhere in the final third.
